Picking the right opener.

Three motor types, three price points, three sound profiles. Quick decoder:

  • Chain drive β€” loudest, cheapest. Metal chain pulls the door up like a bicycle chain. Best for detached garages or garages with no living space above.
  • Belt drive β€” quiet (rubber belt instead of chain). Best for garages with bedrooms or living rooms above. Most homeowners pick this. ~$150-300 more than chain.
  • Jackshaft / wall-mount β€” quietest. Motor mounts on the wall next to the door, no overhead rail. Required for high ceilings, car lifts, or storage above the opener path. Highest-priced β€” and worth it if it's the right fit.

Repair, replace, or modernize.

  • Opener repair β€” most opener issues (capacitor, gear, logic board, photo eyes, drive) are repairable in one visit. See the opener repair page for the full diagnostic list.
  • Old opener replacement β€” we replace any brand. Pre-2010 openers don't have battery backup and aren't worth repairing once a major component fails β€” we'll quote a current LiftMaster or Chamberlain instead.
  • Smart upgrade β€” if your opener still works but lacks Wi-Fi / smart access, we can add a myQ retrofit kit instead of replacing the whole opener.

What's the SB-969 battery backup law?
California Senate Bill 969 (in effect since July 2019) requires every newly-installed residential garage door opener in California to have battery backup. The rule is about wildfire evacuation β€” when power goes out during a Red Flag event, you need to be able to get the car out. Every opener we sell ships SB-969 compliant. If we replace an old opener, the new one has battery backup by default.
Chain drive, belt drive, or jackshaft β€” which is right for me?
Chain drive is the loudest and cheapest. Belt drive is quiet (rubber belt instead of chain) and is what most homeowners pick. Jackshaft (wall-mount, like the LiftMaster 8500W) is the quietest and frees up ceiling space β€” required if you have low ceilings, car lifts, or storage above. We bring all three on the estimate visit so you can hear them.
Do you carry myQ smart features?
Yes β€” every LiftMaster and Chamberlain we install includes myQ (smartphone control, Amazon Key in-garage delivery, Tesla integration). The smart camera variants (LiftMaster Secure View) are an upgrade. We'll set it up on your phone at install.
Can you replace my old Craftsman / Genie / Sears opener?
Yes β€” we replace any brand of old opener. Craftsman discontinued their opener line in 2020, but we still service the existing fleet and stock parts. If yours is past saving, we recommend a current LiftMaster or Chamberlain β€” same install, modern features (battery backup, Wi-Fi, smart access).
